4 Reasons Open Homes Sell Houses

Relax, they’re not scary or costly.

Many people worry about having an open home. They’re concerned about having strangers in their house, or that it might be expensive.

The reality is that an open home is a powerful selling tool. They give your home high visibility and bring potential customers directly to your doorstep.

If you’re thinking about selling, an open home can get offers flooding in, without much preparation. (Click to Tweet)

Here’s what you need to know.

Buyers See Themselves in Your Home

One of the best things about an open house is that buyers have the chance to picture themselves living in your home. As they walk through the property, they can imagine their furniture in place and see themselves enjoying life there.

Once buyers can see themselves in the home, they build up a personal connection to it. This makes it more likely that buyers will warm to your home and want to make a purchase.

Encourages Competition

During an open house, you’ll have many potential buyers going through your home at the same time. This creates a sense of urgency and makes people believe that they need to act right away – before someone else buys.

You may even be able to generate a higher selling price as buyers fight to outbid each other for the home. The more prospective buyers interested in the house, the faster they must act to beat out all the rest.

Signs Attract Buyers

You probably know that buyers go house hunting at the weekend, and they often drive past properties for sale. When you have an ‘open house’ sign, it can attract people interested in buying in your area.

These people may not have been aware your home is for sale or might have intended to view another property. But they become interested just because they saw a sign.

4 Questions to Ask When Choosing a Real Estate Agent

Do you trust your real estate agent (Click to Tweet)

Deciding which real estate agent to go with when selling you home is one of the biggest decisions you’ll have to make.

You want a high-quality, ethical, conscientious agent who has your best interests at heart. You want them to sell your house efficiently and effectively.

Meaning, you want to maximise the amount of money you get for your home, and you want it sold in a reasonable period. Not too fast (for too little) and not too slow either.

To find the right agent, you’ll need to ask several pointed questions. This will give you a feel for the agent’s level of experience, and let you know that you can trust them.

Here are the key questions to ask.

What types of homes do you typically sell?

You’re looking for an agent with experience in selling homes that are like yours.

Here’s an example. A real estate agent who specializes in selling high-rise condos may not be the best choice to sell your ranch-style estate.

That doesn’t mean that they can’t, but it might not be the best choice. Look for an agent who has experience with properties that are like yours.

How familiar are you with the neighbourhood?

Prospective buyers will have lots of questions about the neighbourhood as well as about your home. Things like how quiet the area is, or where the nearest park or school is located.

Your agent should be able to confidently answer these questions. This way buyers have all the information they need to make an educated decision about your property.

You’ll also want to ensure that your agent is familiar with the local market so that they can accurately price your home for the current market conditions.

How long have you been in the real estate business?

This gives you a sense of the agent’s overall experience. Of course, everyone must get their start somewhere.

Not all agents are experienced but do you really want an inexperienced agent working for you?

This is a personal decision and maybe you’re willing to give someone a chance to wow you. But remember that you’ve worked hard for your property and now you need to fetch a good price for all that effort.

How long do your homes typically stay on the market?

This will give you an indication of how successful the agent will be for you.

Keep in mind that there can be several factors at play when a home sits on the market for a long time. This question is more about gaining a general idea of what you might be able to expect.

Here at Residencity, we are a team of highly experienced real estate agents in the Vancouver area. We would be happy to help you sell your home, so get in touch with us right away to get started.

How do real estate agents get away with crappy photos?

Have you ever found it unusual that in the age of digital imagery, many properties are still presented online with a meagre handful of photos, if any at all? Our lives are entwined with photos and imagery; smartphones are everywhere, and social media like Facebook, Instagram, and Snapchat have become ubiquitous, multi-billion-dollar companies. Yet somehow, the real estate industry tends to lag in grasping the full importance of quality photography for listing a property.

So how is it exactly, that a real estate agent might get by without so much as a single photograph for something as big as the sale of your home?

  1. Agents are freelancers and can choose to do as little or as much as they see fit when listing a property. It is critically important to find an agent that believes in the importance of listing photography.
  2. Brokerages have zero control over agents’ marketing efforts when listing a property, or on behalf of a seller. They do offer incentives to promote an agent to get more photos but cannot force a set standard.
  3. The only entity that can mandates a requirement is the local real estate board, and their base requirement is: a minimum of 1 photo of the property

At Team Residencity, we believe that professional photos are key to marketing your property and we have listed photography standard practice. Our marketing team will evaluate your property, and choose the number of images that is right for your listing. 15 images is the bare minimum but some properties may warrant as many as 40 images. Additionally, we utilize cutting-edge Matterport 3D scanning technology to further enhance the buyer’s experience online. Call Residencity at 604.288.9166 or email to list your home with us.
